Technical Considerations

The proposed development includes two primary accesses from Western Road. This will allow the construction of the two land parcels in tandem as well as provide a clear, safe and legible access for the development.
The existing Public Right of Way will be retained through the site with some minor diversions to facilitate good placemaking. There will also be a small number of homes served off a private drive access from Western Road, in keeping with the character of development in the area.
The site will incorporate active travel routes and connect into the wider area to encourage sustainable travel. The technical transport work will also identify any off-site improvements that may be required as a result of the proposed development in liaison with the Local Highways Authority.
The traffic impacts of the development will be fully considered, assessed and mitigated as part of a comprehensive Transport Assessment which will consider the site as a whole.
A Travel Plan will also be developed to promote sustainable modes of travel to and from the site.

A Flood Risk Assessment and Drainage Strategy will be submitted with the planning applications to demonstrate that the proposed development of the application site can be facilitated without increasing flood risk elsewhere.
The site itself is located within Flood Zone 1 with the higher flood risk areas contained within the watercourse corridor of Gallows Brook. The concept layout has been arranged to allow for sustainable drainage features, and the foul drainage will connect into the existing network.
The proposed development will include a sustainable surface water drainage strategy that will manage the quantity of surface water runoff. Sustainable drainage features include attenuation basins, swales and could include rainwater collection such as water barrels in gardens.

The site is currently undeveloped and has a number of trees and hedgerows along the site boundaries and separating the two fields. Extensive surveys of the site have been carried out to inform the proposals.
Whilst the detailed design will come forward in due course through the submission of the Reserved Matters, a landscape-led approach has been, and will continue to be, taken for the development of the site. This includes retaining existing landscape features and habitat where possible and providing enhancements.

There are no heritage, landscape or other designations within the site.
A noise survey has been undertaken which confirms there are no impediments to development.
A Construction Environment Management Plan will ensure neighbouring residents are protected from adverse impacts of construction work where possible.
A series of technical reports prepared by our professional team will be submitted to support the application.
