Our Vision

The new neighbourhood will provide desirable housing for all needs and means, designed to meet sustainability standards, set within attractive green spaces and well connected to the existing community.

Ashberry Strategic Land and Bloor Homes are keen to engage with the local community and other stakeholders before finalising the proposals and submitting a planning application in the coming weeks.

Our vision is to create a sustainable and well connected neighbourhood that blends seamlessly with the existing character of Hagley and offers a range of dwellings including affordable housing which benefit from accessible local amenities and services.

Movement and connectivity through the site are also key design priorities. Our aim is to create a walkable neighbourhood with safe and pedestrian friendly streets. A network of footpath and cycle routes will be provided across the site with new access points and crossings.

The following sections provide further detail on the emerging proposals and the Feedback link at the top of this page provides an opportunity for you to have your say.

Community

Create a sustainable neighbourhood that is closely connected by active travel links to Hagley and the community services and facilities within.

Hagley is a sustainable village, benefiting from a wide range of services and facilities. They include primary and secondary schools, a community centre, doctors’ surgery and library, and a wide range of local shops, convenience stores, public houses and eateries within the village centre. It is also well served by public transport. Rail services to Kidderminster, Worcester, Birmingham and occasionally London can be accessed at Hagley Train Station. Regular bus services run through the village connecting Bromsgrove to Stourbridge (Service 318) and Kidderminster to Halesowen (Service 192).

New residents will have the opportunity to lead an active lifestyle, through the provision of green spaces for play and recreation and a network of green cycleways and footpaths for active travel. The active travel links will be well designed and conveniently located providing easy access to the community services and facilities within Hagley, train and bus services, and to the network of public rights of ways within the surrounding countryside.

Homes for All

In order to support community diversity, the new neighbourhood will feature a range of house types and sizes for people at all stages of life. They will include starter homes, family homes and up to 50% affordable housing of a wide range of tenures.

The design of the new homes will be submitted at a later date and you will be specifically consulted on the details at that time. However the broad principles are outlined below:

  • Complying with the Future Homes Standard.

  • Using appropriate materials and techniques to maximise insulation, air tightness and heat recovery.

  • Procuring materials from sustainable sources and minimising construction waste.

  • Including domestic energy generation for example the use of solar panels.

  • Including sanitary ware and appliances that meet high water efficiency standards.

  • Providing technology needed for modern living and to allow for comfortable home working via superfast data connections.

  • Providing electric vehicle (EV) charging points for all dwellings with on plot parking

A Green Neighbourhood

A multi-functional green & blue infrastructure network will ensure that the natural environment is part of the community’s everyday life and create a strong sense of place.

The proposals positively respond to the sites natural features and underlying topography including Gallows Brook. New landscape planting will sensitively integrate the development into its surroundings.

There will be places to meet and play, strengthening social connections and places to connect with nature.

Sustainable drainage features will be incorporated and new habitats will be created to deliver biodiversity enhancements. The proposed development will provide Biodiversity Net Gain.
